What to Expect
Initial Consultation
This is where your journey starts! You have a vision for your project but also plenty of questions. During our initial meeting, we’ll discuss your goals – everything from exterior design and interior floor plans to foundation and roofing. By the end of this meeting, we’ll have a basic understanding of your goals and needs and can usually provide a preliminary budget estimate for your consideration. Sometimes it takes some additional meetings to establish exactly what your project might look like and to align the project with your budget. During this process, we can discuss various options that are available and make recommendations for your project based on our experience in the industry.
Drawings & Contract
Once you’re satisfied with the general concept, scope of work, and budget, we’ll initiate the drawings. Our architect will use the inspiration photos and rough floor plan sketches we provide to create professional concept drawings. The cost for these drawings will depend on the size and scope of your project. You can then request revisions to the initial draft, such as rearranging doors or windows, changing the floor plan, or adding features to match your vision. When you’re happy with the concept drawings, the architect will produce a full set of construction drawings. We will then discuss the project in more detail with you and provide a detailed proposal for your review. This proposal will outline the payment schedule, material selections, scope of work, and other pertinent details.
Project Initiation
If you are acquiring financing, the proposal and drawings should cover everything the bank will need from us to move forward with a loan. Most times construction projects are financed through a construction loan; with funds dispersed throughout the course of the project upon completion of various stages of the build. When financing is in order, the next step is to sign the proposal and place the down payment for the project. At this time, we can give you an approximate start date and begin ordering materials from our vendors. This is also the time to finalize any last-minute details to ensure everything runs smoothly once the project is underway. With our many years of construction experience, we are able to give you guidance and recommendations as the project progresses.
